Question by LUV2LRN: What is a Title Insurance Companies definition of “Accurate Street Address” ?
The Title Company insures for “Accurate Street Address”.
Is this the Address on the “Deed of Trust” that the mailman would use?
The street address on my Deed is INCORRECT, the APN # is correct.
My lender started foreclosure proceedings on the wrong property!
Does my lender have a claim against the insuring Title Company?

Alittle info on title companies and lenders:

Title Companies always use the APN on the property. The lender always uses the street address. The Title Company provides the property address to the Lender.

The Grant Deed is historically completed by the Escrow Company. So if the address is wrong, WHERE is the address wrong on the Grant Deed? You have the mailing address in the upper left hand corner of the document, and you have the aka (also known as) property listed in the body of the deed.

If you own the property, contact the party doing the foreclosure to ensure it’s the correct property. You could also contact your lender as it is in your best interest to keep it from defaulting back to the lender. You can also do a short sale to the Lender, but both will hit your credit pretty hard. I would get advise from a real estate advisor or an attorney.

Most title companies and most lenders only care about the Legal Description of your property. The street address can be changed in 10 minutes by visiting the Post Office in your community..
